I'd perhaps consider making sure your "Not-using-the-actual-graphics-from-the-set-AI" learns how to line things up with the grid (which is a grid of irregularly-sized rectangles for whatever reason). If only there was a way to get an image from OpenTTD showing the industries placed correctly on the grid...
